Measured drawings for project developers

To analyze the results of surveys on a long-term basis, it is necessary to have an exact documentation of data and digital measured drawings. Digital measured drawings give an exact picture of the situation at a given site. After surveying has been done, we present the layouts of buildings in technical plans and also take care of incorporating already existing documentation. Our services also include the vectorization of plans and drawings in 2D or 3D which allows them to be worked on and processed for future applications.

Plot maps for building permits

Based on the data of the land survey registry, location and elevation information is specified for the plot map for the building application. The position of the building that is to be constructed is specified here as well as information from the neighboring plots. The plot map for a building application typically includes location and elevation information and is an important part of the building documents as required by §60 of the Hessian Building Code (HBO).

In connection with the plot map, a publicly appointed surveyor checks whether the neighboring plots and buildings are correctly entered in the land survey registry but does not survey these existing structures. Through the direct cooperation with a publicly appointed surveyor, the architect and developer can avoid mistakes and unnecessary costs.

Marking-out buildings for project developers

Marking out a new building is an important aspect for the planning and realization of construction projects. This ensures that the construction conforms to the planned building dimensions and boundaries distances. We perform rough stake-outs and fine stake-outs in accordance with §65 of the Hessian Building Code and provide support throughout the process with any necessary surveying services.

Final building surveys

After the completion of a building it is a legal requirement in accordance with §21 of the Hessian Surveying and Geoinformation Act (HVGG) that a final measurement of the building be performed. This is not only to check that the construction was performed in accordance with the building permit but also to maintain the land survey registry.

When a building is newly constructed on a piece of land or it is changed in its ground plan, the project developer or the owner is legally obligated to have the structure surveyed. All buildings are subject to this requirement except for structures and extensions that have a ground plan of less than 10 square meters. This also applies for roofed structures such as garages, roofed patios or conservatories.

Calculating rental spaces

We also provide services in connection with calculating rental spaces for commercially used or rented properties and selling areas in retail properties. For these calculations, the guidelines known under their German abbreviation “MF/G” for commercial spaces and the abbreviation “MF/V” for retail spaces are typically used. These guidelines correspond with the standard for living space calculations DIN 227 for which space is divided into access areas, technical functional areas and usage areas.
